Service Description

This crawlspace inspection service is available exclusively for Sellers involved in a real estate transaction within the specified county. Appointments are available only within our service areas and must be scheduled according to the county where the property is located. If there is a fee difference based on the county, a payment link will be provided to cover the balance. The company reserves the right to cancel appointments at its discretion if the difference is not paid. This service includes a digital itemized estimate outlining recommended repairs or improvements. If time constraints arise due to a pending closing, accommodations can be made to complete the full project scope. ________________________________________ Booking Appointments Crawlspace inspection appointments must be scheduled online based on available time slots. If your preferred date or time is unavailable, please contact our office. We will do our best to accommodate your schedule and may manually adjust your appointment after your online booking has been confirmed. Inspection fees start at $175 plus tax (up to 1,400 sq. ft.) and are deducted from the total project cost if you proceed with the work. Estimates are valid for 30 days. Please note, this service does not include a written inspection report. A full Crawlspace Inspection Report is available separately, starting at $250 plus tax (up to 1,400 sq. ft. per crawlspace section). ________________________________________ Important Notice All crawlspace inspections are final sale. No refunds will be issued once an inspection has been performed or reasonable efforts have been made to access the property. Session duration varies based on crawlspace size and accessibility. ________________________________________ Visual Inspection Only This is a visual inspection only—no testing is included. The inspection is limited to visible conditions at the time of service. Obstructions such as insulation or debris will not be removed; however, limited lifting may be performed where safely accessible. Inspections will not be conducted if the crawlspace is inaccessible, too low, flooded, hazardous, or deemed unsafe to enter. No third parties—other than those directly involved in the real estate transaction (e.g., attorneys, agents)—are permitted to reference or use any documentation provided by the company.
