Crawlspace Inspection Report: Seller

Service Description

The Seller Crawlspace Inspection Report (CIR) is prepared for a property owner in connection with the potential or pending sale of their property. It provides a visual evaluation of accessible crawlspace areas, documented photographs, observed conditions, and evidence-based recommendations based solely on conditions present at the time of inspection. Fees & Project Credit Payment is required in advance to schedule. The inspection and written CIR are separate services and fees. If the Seller proceeds with qualifying recommended work, only the inspection fee will be credited toward the project cost. The CIR fee is not credited, as the Report is a separate tangible service prepared and delivered to the Seller. Inspection services are FINAL SALE and NON-REFUNDABLE once completed or reasonable efforts have been made to perform the inspection. Once the CIR is prepared and delivered, the Report is also FINAL SALE and NON-REFUNDABLE, regardless of whether the property sells or recommended work is performed. When a CIR is purchased, the Report and corresponding estimate are generally provided electronically within 24–48 hours following the inspection, excluding weekends. Scope & Limitations The inspection is visual-only and limited to readily accessible crawlspace areas. Mold testing, laboratory or air-quality testing, destructive investigation, cleaning, debris removal, and concealed or inaccessible conditions are excluded. Reasonable access must be provided. Standing water, excessive debris, insulation, stored belongings, hazardous conditions, or other obstructions may limit or prevent inspection. Personal belongings will not be moved. Real Estate & Report Limitations The CIR is prepared exclusively for the Seller ordering the service in connection with the identified property and real estate transaction. It is not a property appraisal, code-compliance inspection, environmental certification, warranty, guarantee, or prediction of future conditions. The CIR does not guarantee the sale or closing of the property, acceptance of the Report by a Buyer or other party, or that any recommended work will satisfy the requirements of a Buyer, lender, insurer, municipality, or other third party. No third party may rely upon, reproduce, or use the CIR without the express written consent of Crawlspace Solutions, LLC. Hidden, inaccessible, or subsequently developing conditions are expressly excluded.
